Selling

If you are putting your unit on the market, please advise Mary Ellen as soon as possible. Important requests will begin immediately from the buyer’s realtor, etc. and we don’t want to miss them. Notice should be given as early as possible of a scheduled estate sale.

Refinancing

Your lender will ask the HOA for documentation. Please give Mary Ellen a heads up so she can be on the look-out for document requests and the name of the lender.

Important Steps for New Homeowners
Make yourself as familiar as possible with our website: condominiumsofspringbrook.org. You are responsible for knowing and abiding by our Rules and Regulations before placing your offer.

CALL YOUR INSURANCE AGENT IMMEDIATELY: Every unit owner is responsible for purchasing a minimum of $10,000 loss assessment coverage to cover your portion of the deductible on a large claim for hail or wind. This is normally part of your secondary condominium coverage that is over and above what the HOA covers. These policies are commonly known as an HO6 policy, but your insurer may refer to them differently.
Our neighborhood has enjoyed outstanding resale prices due to our maintenance and general beautification. These things cost money. Please make yourself familiar with how we operate and how much it will cost.
Every homeowner is entitled to sit on the board, or a committee and we strongly encourage everyone who is able to serve to do so. We are all volunteers.
Expect a call from our Welcoming Committee shortly after you move in.
Call Mary Ellen immediately after closing so that you can start to receive HOA communication.

Ensure your clients are well-informed by reviewing these key points: Homeowner assessments, pet policies, insurance changes, association coverage differences, and essential website resources.

Alert your buyer that HOA closing fees of $1,050.00 will be collected at the time of closing. This amount is over and above regular monthly dues. If there is a question about this, please refer to the Declaration on our website, Amended By-Laws, Article III, Section 10. This amount varies, please contact Mary Ellen Naze to verify the current correct amount that will be due.

Our association has limitations on pets. Please refer to the Rules and Regulations, Section K. We do not accept all pets.
All condominium associations in our and surrounding counties are facing unprecedented increases in our HOA insurance premiums and deductibles due to the increase in hail and wind claims in our area. Please do research ahead of your client’s purchase as their portion of our monthly expenses could exceed their expectations or even what we’ve paid recently.

Our association varies from others in the neighborhood and may or may not cover all the expenses that others cover. Comparing one association’s monthly assessment to another isn’t useful without knowing what services are included. See the Responsibility Chart on this site.

The IL Condominium Property Act, Springbrook Association Bylaws and Rules & Regulations serve as the foundation for our governance. We encourage all current and prospective residents of Springbrook Condominiums to read these documents. Updates are made periodically and are sent to Association residents. In order to achieve our purpose stated above, it is expected that residents in our community will adhere to the Springbrook Homeowners’ Association Bylaws and Rules & Regulations. There are 54 units in the Association and no rentals are allowed.We are not-for-profit organization.
